Air Conditioning Energy Performance Assessment

Air Conditioning Systems Inspection for EPBD Buildings Compliance
Faq's - Frequently Asked Questions about Air Conditioning Inspection procedures and techniques. See What Systems Require Inspection as part of the EPC for commercial property. This section explains about non-domestic buildings (commercial) premises non-compliance issues regarding assessment of air conditioning systems.

Non-Compliance Issues

It should be noted that many businesses and companies are unaware of the requirement for inspections of air conditioning systems and obtaining a check list of recommendations as part of the assessment process. This site has been developed to highlight these requirements and help facilities managers in charge of building services understand the need for air conditioning inspections.

Attention is drawn to the fact that some business owners may be liable to a penalty for non-compliance with the regulations. Enforcement procedures and fines for non-compliance and information relating to complaints are available on this site. If you need to check that you meet the requirement for an air conditioning assessment please refer to What Systems Require Inspection.

If you require an inspection please contact us providing sufficient information in order that we can prepare a quote for your requirements. You can also find an assessor in our Directory of energy assessment services for air conditioning systems.

Who Can Carry Out A Survey?

An approved assessor will carry out an inspection and will examine the refrigeration (cooling systems) and air movement (Ventilation and Fans) equipment that are installed as part of air-conditioning system, this will include control systems as part of the package. In small scale applications a commercial energy assessor (Level 4) is accredited to survey such a system.

Find an Assessor (Inspector)

Companies, Contactors and Surveyors of Air-Con Systems for energy assessment purposes as part of an EPC certificate can be located in our Directory, in many cases you can locate a suitably qualified assessor near to your local area. If you are in doubt as to whether an inspection is required as part of the legislation seek professional advice. You may be subject to a penalty or a fine for non-compliance with the regulations.

I have not had my system inspected yet - What should I do?
The best recourse of action is to arrange for an assessor (inspector) to examine the installation and provide you with a checklist and an energy rating assigned for your property. Also consider the option of conducting planned maintenance procedures for your system and maintain a log - see below for more details. Failure to comply could result in a fine for your business.

Planned Maintenance

Setting up a maintenance procedure is key to running an energy saving plant, it should be noted that it is helpful to maintain a log of repairs, maintenance, and upgrades as part of your log. The log book with date/time events should be made available upon request by an air conditioning energy assessor upon request. This will help the assessor during their inspection of the premises.

If a planned maintenance schedule does not exist, it is worth considering starting one, especially with the benefits outlined above. If the existing system is old and considered suitable for upgrading your business or company could be entitled to an ECA grant to provide funding towards any improvements or recommendations made by the inspector.

Good Practice Guidelines
Consider having your existing HVAC plant, climate control or building management system checks before an energy assessor conducts a survey and assessment. Taking such action could well improve your rating as a result. There are many contractors qualified to carry out this work for you. If you wish to find an air conditioning contractor in your local area refer to our links directory of services on this site, see also Good Practice.
