Qualified Inspectors for Air Conditioning Systems

Only a suitably qualified assessor can inspect air conditioning systems. Many commercial buildings have such a system installed, it should be noted that a commercial energy assessor qualified to Level 4 (NOS) is authorised to conduct surveys. This includes any refrigeration equipment and its associated heat exchange systems and controls.

Accredited Inspectors

The building owner or their representative must ensure that the assessor assigned to carry out the inspection is suitably trained and qualified to undertake the assessment of the property. The assessor will carry identification to prove his/her identity and will also detail the level of their expertise. As mentioned previously an entry Level 4 assessor or higher (Level 5) is authorised to survey the property.

The main companies and institutions who oversee accredited inspectors are ABBE, RICS, Stroma, Quidos, ECMK, NHER to name just a few. The assessor is licenced to carry the survey and will have a CRB check and will also have valid professional indemnity insurance for survey activities. See below for finding a qualified assessor.

How to obtain an air-conditioning inspection for commercial premises

Know your responsibilities for ensuring inspections are done. The following outlines the remit for obtaining an energy assessment of the installed air conditioning equipment.
The nominated person who controls the operation of an air-conditioning system affected by Regulations has the  responsibility to ensure that:

  • The inspection has been done in accordance with the requirements
    and timetable of the Regulations in force.

  • You have a duty to keep the most recent inspection report completed by an energy assessor for your system.

  • You must give any inspection report kept by you, to any person taking over your responsibilities with respect to the control of the air-conditioning system in the premises that you occupy.

Why are air-conditioning inspections required?
Having your air-conditioning system inspected by an Energy Assessor is designed to improve energy efficiency and reduce the electricity consumption, (your energy usage) company operating costs and carbon emissions for your whole system. Energy inspections will highlight improvements to the operation of your existing systems or opportunities to replace older, less energy efficient systems or oversized systems with new energy efficient upgrades. The assessor will also be able to identify any hazardous asbestos present in building services of your premises.

Who Can Carry Out A Survey?

An approved assessor will carry out an inspection and will examine the refrigeration (cooling systems) and air movement (Ventilation and Fans) equipment that are installed as part of air-conditioning system, this will include control systems as part of the package. In small scale applications a commercial energy assessor (Level 4) is accredited to survey such a system.
